Carls 33 is a Johor-based collective of two practices — Anthony Tay & Associates and ProTeam Design — built around one idea: that good buildings need good drawings, and good drawings need an honest team behind them.
Two decades with Johor authorities
We've worked with every major local authority in the state — from MBJB and MBIP to MPK Kluang, MPBP, MDT and BOMBA Larkin. The submission shortcuts, the bottlenecks and the reviewers' preferences are all second nature by now.

Local Knowledge
We've worked with every district council in Johor and with BOMBA Larkin and Kangkar. The shortcuts and the bottlenecks are second nature by now.
Honest Drawings
We don't ship drawings until they're buildable. Every plan is checked against the UBBL and against what actually happens on a Johor construction site.
Bilingual & Cross-Border
The team works comfortably in English, Bahasa Malaysia and Chinese. Foreign investors get briefed without translation drift; local owners are never left out of their own project.
End-to-End Care
From the first sketch to the CCC and Sijil Layak Menduduki, the same team stays with you. No surprise hand-offs to outside vendors mid-way.
